Your Legal Obligation
Under UK law, businesses and other organizations are legally obligated to complete fire risk assessments. This obligation arises from the Regulatory Reform (Fire Safety) Order 2005, which places a duty on employers, building owners, and other responsible persons to take appropriate steps to significantly reduce the risk of fire and protect the safety of those on their premises. The order requires that a fire risk assessment be carried out by a competent and skilled person with sufficient training and experience to carry out a fire risk assessment. In addition, this person must have the skills and knowledge required to identify potential fire hazards, assess the level of risk, and recommend appropriate measures to minimize the fire risk.
The fire risk assessment must be conducted regularly and whenever there is a significant change in the premises, such as a change in layout or occupancy. The review should identify potential ignition sources, evaluate the risk of fire spreading, and assess the adequacy of fire protection measures such as fire alarms, sprinklers, and fire doors.
